What is my home worth in today's Long Island market?
Your home is worth about what comparable homes nearby have recently sold for, adjusted for differences in size, condition, updates and lot. Online estimates are a starting point but cannot see inside your home. In August 2026 the median single-family sale price was $911,000 in Nassau and $760,000 in Suffolk (OneKey MLS), but the number that matters is what similar homes near you sold for in the last few months.
How a home is priced
Pricing starts with comparable sales: homes of a similar style and size, close by, that sold in roughly the last three to six months. Each one is adjusted for differences such as an extra bathroom, a finished basement, a newer kitchen or a larger lot.
Homes that are pending or for sale right now matter too. They are your competition, and buyers will compare your home to them.
Why online estimates miss
They cannot see condition, layout or recent renovations.
They may not know whether additions and finished spaces have permits and a certificate of occupancy.
They often miss local factors such as sewer versus cesspool, flood zone status and flood insurance cost.
They work best for similar, recently sold homes and worst for unusual ones.
Your assessed value is not your market value
The assessed value on your Nassau or Suffolk tax bill is set for tax purposes, on its own scale, and is often far from what the home would sell for. Do not use the tax bill to price your home.
What raises or lowers value on Long Island
Sewer connection versus a cesspool or septic system, and the age and condition of that system.
Flood zone status and flood insurance cost. Since 2024, sellers must answer flood questions on New York's disclosure form.
Open permits or work without a certificate of occupancy, including decks, additions and finished basements.
Whether an accessory apartment is legal. It depends on the town and its permits.
Age of the roof, heating system and windows, and any buried oil tank.
Lot size, layout, number of bathrooms and distance to the nearest LIRR station.
The market right now
In August 2026, the Nassau median single-family price was $911,000 (up 4.7% from a year earlier) with a median of 38 days on market. The Suffolk median was $760,000 (up 7.0%) with 39 days on market. Inventory stayed tight in both counties.
Should I price high to leave room to negotiate?
Pricing well above the comparable sales usually means fewer showings and more time on the market, and a home that sits often draws lower offers later. Price from the comparable sales.
Do renovations raise my home's value?
Some do, but most projects return less than they cost. Repairs that fix problems a buyer's inspector would find, and fresh paint and cleanup, tend to matter most before listing.
How do I get a value for my specific home?
Ask a local agent for a comparative market analysis. It uses recent nearby sales and your home's features to give a price range.
